    Oak Meadows is a deed restricted residential subdivision with lots for sale  in Pattison Texas, which is in wide open Waller County.  The city of Pattison, which gets it's name as the result of a horse race, is located about six miles west of Katy and three miles north of I-10 off of Durkin Rd. This 70 acre development consists of 45 lots, all of which are one acre or larger .  Also with in the property is a 4.7 acre nature reserve with a seasonal stream,Bell Bottom Creek, along the western edge of the reserve.  This reserve is owned by the homeowners association and is intended to remain as it is.  Bell Bottom Creek, which empties into the Brazos River, is the outflow for the engineered drainage system that is designed to handle a 500 year storm event.  No properties for sale in the subdivision are with in the flood plain.

Utilities are installed and ready for hook up.  Water is supplied by Pattison Water Supply Corporation and is present at all lots with meter boxes installed. The system was designed to support the installed fire hydrants assuring the homeowner of fire protection and a reduction in fire insurance costs.  There are no MUD taxes related to the property nor does the city of Pattison charge city taxes. Telephone and DSL are also available at all lots and service is supplied by Consolidated Communications.  Power is available to all lots as supplied by Center Point Energy with a selection of retail electricity providers from which to purchase power.  Each homeowner must install their own on site sewage system.   

All homes are individually designed, no tract homes.  The minimum size of home is 1800 square feet with the average build size running in the estimated 2600 square foot range The average value of home and property is approximately $285,000.  Work shops of various types are allowed and prevalent in the subdivision.  There is no time limit to build a home.  All builders and construction must be approved according to the methods established in the deed restrictions.
